Sherburn2

Developer: Glentrool Estates Group 

Size: 16ha 

Situated within an established commercial and industrial location at Junction 42 of the A1(M), the new site lies immediately adjacent to Sherburn Enterprise Park, which is home to several large multi-national occupiers including L&G Modular Homes, Eddie Stobart, Sainsbury’s and GXO Logistics. 

The scheme provides excellent connectivity throughout the UK, with close proximity to Leeds, the M1 and M62, coastal ports of Hull and Grimsby and regional rail and airports.  

Sherburn2 can offer bespoke buildings to meet the needs of occupiers’ individual requirements on site. Sherburn 42

Size: 15ha 

Situated within an established commercial and industrial location at Junction 42 of the A1(M), the new site lies immediately adjacent to Sherburn Enterprise Park, which is home to several large multi-national occupiers including L&G Modular Homes, Eddie Stobart, Sainsbury’s and Clipper Logistics. 

The scheme provides excellent connectivity throughout the UK, with close proximity to Leeds, the M1 and M62, coastal ports of Hull and Grimsby and regional rail and airports. 

Ideally situated for logistics, distribution and manufacturing, Sherburn42 provides powered-up solutions that create opportunities for growth. Up to 4MvA of power is supplied across the development to energise operations, while eaves heights of up to 25m. The site will provide four units available Q3 2023, with sizes varying between 57,750 – 280,000 sqft.

Create Yorkshire (Church Fenton) 

Developer: Makin Enterprise

This development is on its way to becoming one of Yorkshire’s premier creative hi-tech business, television and media centres. The vision of Create Yorkshire, the brand name for this bold initiative, has been given impetus by the success of The Yorkshire Studios already on the site, which has been used to film award-winning TV dramas such as Victoria. The site, which is just to the east of Leeds, will also benefit from the proposed relocation of Channel 4 to the Yorkshire city. 

Create Yorkshire will be at the heart of Yorkshire’s growing creative sector, worth millions to the regional economy. 

Konect62 (Kellingley) 

Developer: Cole Waterhouse

Size: up to 1.45 million sq.ft. floorspace 

Konect62 is a prime rail-connected manufacturing and logistics site and the only UK inland distribution park offering trimodal connectivity for occupiers – via road, rail and water. The site benefits from direct access to the National Rail Network and UK ports with links to Europe. 

Konect62 is located within 3 miles of J34 of M62 and the A1(M), the site also offers access to the Aire & Calder navigation via the canal water frontage with potential freight links to Leeds and Humber ports. 

The site benefits from detailed planning approval for the construction of an employment park. All buildings are to be developed to achieve a minimum of BREEAM Excellent standard. The first phase of construction is well underway

Weeland Park

Developer: Coalfield Regeneration Trust 

This is the site of former Kellingley Colliery near Knottingley and is a small part of the Konect62 site. It is being developed by the Coalfield Regeneration Trust. Units are ideal for small to medium sized businesses between 3000 and 8000 sqft.

Gascoigne Wood Rail Interchange 

Developer: Harworth Group 

Size: 1.4 million sqft floor space 

Gascoigne Wood is a 185-acre former colliery site in Sherburn-in-Elmet, North Yorkshire. The site benefits from an existing rail connection through the Sherburn Rail Freight Terminal, and also lies in close proximity to the A1(M) and the M62. Earlier in 2021, Network Rail began using part of the site as a logistics hub to support the Transpennine Route Upgrade Project. Harworth’s plans for the site would see the development of up to 1.4 million sqft of rail-linked industrial & logistics space. Planning determination for this scheme is expected in mid 2023. 

All buildings are to be developed to achieve a minimum of BREEAM Very Good standard and EPC Rating A.

Core 62 (Eggborough) 

Developer: St Francis Group 

Size: up to 2.3 million sq.ft. floorspace 

Core 62 is strategically located on the A19, one mile to the north of junction 34 of the M62 motorway, the primary Trans-Pennine route. Situated at the centre of the national motorway network, it offers excellent access to the key north-south routes, the A1 and M1, as well as all major UK ports and airports. The site is well positioned for multi-modal transportation with Wakefield Railport located approximately 10 miles to the west at Junction 31 of the M62. For air freight, Aero Centre, Yorkshire is approximately 15 miles south. The east coast ports of Hull, Grimsby and Immingham are a short distance to the east. 

The site is remediated and ready for the first phase of development, comprising 2.25 million sq.ft. in units from 50,000 sq.ft. to 1.2 million sqft. 

Construction of Phase 1 is expected to commence shortly to the highest sustainability standards.

A19 Business Park (Riccall)  

Developer: Harworth Group

Size: 104 acres

The A19 Business Park is one of the largest mixed-use estates in North Yorkshire, compromising around 62,000 sq.ft. of office and warehouse accommodation over a total space of 104 acres. The site offers a redevelopment opportunity for a range of potential occupiers, in line with Harworth’s investment plans for the site.  

The A19 Business Park is built on the former Riccall colliery that was part of the Selby coal mine which ceased operations in 2004. The site has since been transformed, by active asset management, into a multi-let industrial estate providing additional employment opportunities to the region. 

This established estate is strategically located and benefits from superb access to the A19, A64 and the North Yorkshire region. It comprises high-quality office and industrial accommodation, which range in size from approximately 110 sq.ft. up to circa 13,000 sq.ft., all set in an actively managed and secure environment. 

Stillingfleet Industrial Park 

Developer: Harworth Group

Size: 79 acres

Stillingfleet Industrial Park is strategically situated just off the A19 (York to Selby Road), approximately 6 miles south of the A64 and circa 8 miles from both York City Centre and Selby Town Centre. 

Stillingfleet Industrial Park is accessed off Carwood Road, which leads directly to both Selby Town Centre and the A64 via the A19 (York to Selby Road). 

Stillingfleet Industrial Park provides concrete or tarmac surfaced open storage plots from circa 1 acre (0.4 ha) up to 11 acres (4.45 ha). 

The site is currently unoccupied and is suitable for a range of commercial and industrial development opportunities. 

Olympia Park (Selby)

Size: 60ha 

Olympia Park in Selby town provides a significant brownfield redevelopment opportunity for a range of commercial and industrial uses over 33 ha of land, close to the town centre. 

The site benefits from the outline permission for the new road access and allocation for employment uses in the emerging Local Plan.
